Direct Mail Campaign for Renters

Here is a direct mail approach you can use to get first time home buyers from apartment complexes that have recently increased rents.

Step 1

Create a list of apartment complexes in your target areas: Focus on the complexes that have higher rent and high credit standards. Check with rental services and get as much information as possible about current rent and rent increases.

If the rental service can't provide the information, you can call and ask the manager of each complex or, if you live nearby, you can ask a resident. Also ask if they raise rents on a regular schedule. (You can use this information to set up a schedule of future mailings for each complex)

Step 2

Get the address for each unit: If the complex is local you can simply find the address and unit numbers. Apartments have a high turnover rate so getting a name from your local list broker may not be possible. You can address these to current resident if you have to. Of course, if you can get names and personalize the letters you will normally get a better response rate. You could also test this in a postcard format.

Step 3

Print Letters: Send each resident a letter talking about the rent increase and the fact that they could own their own home for as little as $x per month and as little as $x down. You will need to determine the average sales price for a starter home in the target area and calculate payment information, etc.

Don't forget to include the necessary disclaimer information at the bottom of the letter and any other information your State, local agencies or company requires. Be sure to start the letter with a good headline that gets their attention.

You will want to give the prospect a reason to call. I find it works best to offer a free report on how they can own a home of their own and avoid rent increases forever. All they have to do is call and listen to a recorded message to request a copy of the report.

If you don't have a recorded message line you can direct them to call your regular number but this will normally reduce the number of calls dramatically. I'll include more information on hotlines below. Print the letter on regular white paper.

Step 4

Mail the Letters - The keys to getting your envelope opened and your letter read are:
- Mail in regular white #10 envelope
- Hand address both addressee and return address
- Don't put company name on return address: just put your name or no
  name
- Mail first class with live postage stamp
- Fold and insert so that the headline will be the first thing they see

Step 5

Retrieve the messages from your hotline system and begin your follow-up procedure: I like to start off with a follow-up call to "verify their address". This is really just an excuse to see how motivated they are and to develop some rapport.  If they are not ready to go right now, mail the report and follow up with a combination of phone calls and follow-up mailings until they convert into a client.
