Endless, because I thought the rejection and feeling of failure would never end. That was my first experience calling on For Sale By Owners or FSBOs. (If you're new to the mortgage or real estate business, they are called "Fizz bows" in the trade.) As I speak and teach around the country, I find little has changed in the last 30 years. New agents are still taught two basic things - "Farming" and calling on FSBOs. I personally believe this is one of, if not the primary reason most newly licensed agents do not last two years in the business. The burnout rate for new agents is incredible. I knew 30 years ago there had to be a better way. Unfortunately, it took me 24 years to find it. What we have
developed is a Complete Package. A total marketing But you may be asking yourself, especially if you are a mortgage professional: Why should I be willing to give Free Marketing Assistance to a FSBO Seller? And; how can I profit from doing this? If you are an agent, you should be able to see that by giving free assistance to a FSBO you will be in a position to easily get a listing. However, as a mortgage professional you can't "list" a home so how can you benefit. Well there are a number of ways for you to benefit and profit, even if you never get to list the property. And that is the best advantage of our system. We've had agents and loan officers close millions in purchases and never get to sell or do a mortgage on the house the FSBO owner had for sale. One of my most successful student/loan officers ever is Stanley Marshall. When I first introduced this concept to him, he immediately became interested in the idea. His comment was, "This is great, I can get a mortgage for every home I get into the system." My answer was, "No! You should be able to get 2, 3, 5 or more deals for every home you get into the system." Keep in mind, less than 20% of the people who call on a particular house actually end-up purchasing that house. So, if only 20% of the callers will actually want the home on which they call; what happens to the other 80%? If you follow our system, the majority of those 80% go into your pipeline. There are people in every price range who think they can save a buck or two trying to sell it themselves.
